2022 Q3 Market Report

Hindsight is 20/20, but it looks like our earlier predictions have mostly come true: more homes are on the market, prices remain high, while overall sales have slowed. With all the headlines regarding global tensions and economic uncertainty, our stable real estate market has proven to be a good long-term investment. We know Santa Fe continues to be a top relocation destination which should shelter our market from whatever shifts may be on the national horizon. And who can blame them? 2022 Q3 Market Report

We think it’s safe to say the frenzy of the pandemic real estate boom has come to an end, but many things will remain changed long into the future. Buyer expectations have changed as have sellers–cash is king and being creative with offers and negotiations is now standard practice. Santa Fe has an elevated allure on the national psyche and we continue to see strong demand for well-priced homes as new construction begins to provide some much-needed inventory to our depleted market. While sales and prices are down across the board, they have fallen from a peak we all knew was unsustainable and we’re returning to a healthier, balanced market for 2023.

Market Update: August/July 2022 Market Shifts?

In our last Quarterly Market Report (Q2 2022) we argued that the numbers reflected in the MLS stats didn’t tell the whole story of what was happening during the first weeks of July. Our suspicion was that buyers were pushing back at increased interest rates and all-time high prices (ATH). Similarly, sellers were hoping to continue pushing the ceiling on pricing, thus creating the perfect storm for a challenging market.

2022 Q2 Market Report

A Shift In the Market // It’s not your imagination; the real estate market is going through a transition. Like our dramatic swing from a hot and smokey June to a cloudy and wet July, we are seeing signs that the market is leveling off and recalibrating to the current economic climate. We are in unprecedented waters, however, and while we admit it is impossible to predict the future we can look at key indicators, historic data, and our brokerage’s shared knowledge to try and make sense of the current market conditions. Railyard Spotlight: Second Street Brewery

Second Street Brewery at The Railyard is located next to the Farmer’s Market. They have been brewing some of the best beer in Santa Fe since 1996, and in 2010 they became the first brewery to make The Railyard their home. Locals love Second Street not only for their beer lineup, but they also serve up some of the best burgers and fish & chips in town.
